By accessing or using DeedOverflow, you agree to these Terms of Service. If you do not agree, do not use the service.

The service

DeedOverflow provides access to Massachusetts property ownership and deed record information derived from public registry sources. We aggregate, organize, and enrich this data to help researchers trace ownership and analyze portfolios.

Data is provided for informational and research purposes. DeedOverflow does not provide legal, financial, or investment advice.

Accounts and acceptable use

You are responsible for maintaining the security of your account. You agree not to:

• Scrape, bulk-download, or resell data beyond your plan limits
• Attempt to circumvent usage restrictions or access controls
• Use the service for unlawful harassment or discrimination
• Reverse-engineer or disrupt the platform

Subscriptions and billing

Paid plans renew automatically unless cancelled before the renewal date. Refunds are handled on a case-by-case basis. Plan limits (searches, exports, API requests) are enforced per the pricing page.

Data accuracy

We strive for accuracy but deed records contain errors, omissions, and ambiguities at the source. Entity resolution links records probabilistically — verify critical findings against original registry documents before relying on them for legal or financial decisions.

Limitation of liability

DeedOverflow is provided "as is." To the fullest extent permitted by law, we disclaim warranties and are not liable for indirect, incidental, or consequential damages arising from your use of the service.
